Fraser & Donna's Modular Extension Story | Modular Home Extensions Scotland

Fraser & Donna's
bespoke
extension.

They had a precise vision — a steeply tiled roof, a studio during the day and family space at night flooded with light. Every traditional builder said the roof wasn't achievable. The modular system made it straightforward.

They knew exactly
what they wanted to build.

Fraser and Donna had a clear picture in their minds of what they wanted long before they spoke to anyone about building it. Fraser works as a professional photographer, and what the couple wanted was a large, versatile space at the rear of their home in Stirling — somewhere that could serve as a proper working studio, a relaxed living area away from screens and noise and at night a relaxing family space.

The design they had in mind centred on a steeply pitched lean-to roof finished in tile — a shape that would complement the roofline of the original property and give the extension genuine architectural presence. They wanted glazed panels in the roof to flood the space with natural light, essential for Fraser's photography work. A large picture window at one end and a set of contemporary bi-fold doors opening onto a new outdoor deck completed the picture.

The problem was that every traditional builder they approached told them the same thing: the roof pitch they wanted was not achievable with standard blockwork and brickwork. They would need to redesign. They refused to compromise — and that's when they found the modular system.

The turning point

Traditional builders said
the roof pitch couldn't be done.

When you have a very specific vision, being told it's not possible is deeply frustrating. Fraser and Donna knew what they wanted. The steeply pitched roof wasn't an aesthetic whim — it was a fundamental part of how the extension would look and feel alongside the original house. A shallower pitch simply wouldn't work. Yet builder after builder told them the angle they wanted was beyond what blockwork and brickwork could achieve.

The modular building system has no such limitation. Because the structural components — walls, roof — are engineered and manufactured off-site to precise specifications, the geometry of the roof is not constrained by the same on-site limitations that traditional construction faces. The steep pitch Fraser and Donna wanted was completely achievable. The design they had held in their minds for months could be built exactly as they had imagined it.

"We had been told the roof pitch we wanted wasn't possible with a traditional build. When we found out the modular system could do it — exactly as we'd designed it — the decision was made. We weren't going to compromise on something so important to how the whole thing would look." — Fraser, Stirling

Built exactly as
they imagined it.

With the roof pitch confirmed as achievable, the design could proceed exactly as Fraser and Donna had planned. Large glazed panels were set into the pitched roof to maximise the natural light coming into the studio space — especially important given Fraser's professional work, which demands consistent, diffuse daylight. The tiled finish matches the main roof of the property, giving the extension a considered, architectural quality rather than the feel of something added on.

A full-width picture window at the gable end frames views into the garden and draws in additional north light. A generous set of contemporary bi-fold doors on the rear elevation opens the main living area directly onto a new raised timber deck — a natural extension of the room in warmer months and a view-framing element throughout the year.

One of the practical advantages the modular system delivered was additional floor area compared to the equivalent traditional build. That extra space went directly into a new downstairs bathroom — something the couple had wanted for years and which, with conventional construction, would have been too tight to achieve within the footprint.

Even better than
they could have imagined.

The completed extension has delivered everything Fraser and Donna set out to achieve — and then some. The room works exactly as a photography studio needs to: the glazed panels provide consistent, controlled daylight, the picture window gives a natural backdrop, and the space is large enough to accommodate equipment, shoot subjects and edit images without feeling cramped.

As a living space, it has given the couple something else they hadn't fully anticipated: a room that is genuinely calm. Away from the television, away from the main flow of the house, with views over the garden through the bi-folds and the sound of the rain on the tiled roof above. It is, by their own account, the room they spend most of their time in.

Our building team redesigned part of the current home for a new downstairs bathroom which made an equally meaningful difference to daily life. And the pitched tiled roof — the detail every traditional builder had said couldn't be done — sits precisely as they imagined it would, exactly in keeping with the roofline of the original house. "The vision we had in our minds has been perfectly brought to life," says Donna. "In fact, it's even better than we could have imagined."

The completed modular extension in Stirling
We are so glad we chose the modular system. Despite the extension being so much bigger than we expected, it only took a matter of days to build. We are already loving the space for working and relaxing — things we genuinely couldn't have done without it. The vision we had in our minds has been perfectly brought to life. In fact, it's even better than we could have imagined.
