Do I need planning permission for an extension in Scotland?

Not always. Many extensions qualify under Permitted Development Rights and don't require a planning application. We'll assess your project upfront and let you know exactly what's needed — and if planning is required, we handle the full submission for you.

What is a building warrant and do I need one?

A building warrant is a legal requirement in Scotland for most structural building work, including extensions. It's separate from planning permission and confirms the build complies with Building Regulations. Our team manages the full application as standard on every project.

How long does planning and warrant approval take?

Permitted Development confirmation is usually quick. Full planning applications typically take 8–12 weeks. Building warrant applications run in parallel and are often approved within a similar timeframe. We'll give you a realistic timeline at the start of your project.

Is the modular system Building Regulation compliant?

Yes — the modular system is pre-approved by Stroma, Assent and MFA Building Control and is fully Building Regulation compliant. This pre-approval makes compliance fast and straightforward, with minimal back-and-forth with inspectors.

What if I'm in a conservation area or have a listed building?

These situations require additional consents but are absolutely manageable. Our team has experience navigating conservation area consent and listed building applications across Scotland, and will advise you on what's achievable and how to approach your local authority.

Do you provide a completion certificate?

Yes. Once your extension is built, we obtain the completion certificate from Building Control confirming the build meets all required standards. This is an important document you'll need if you ever sell your home.
