Every roof system in our modular range meets or exceeds Building Regulation requirements for thermal performance. With U-Values as low as 0.12 W/m²K — far beyond what most traditional roof constructions achieve — your new room will be genuinely comfortable to use throughout the Scottish year.

All roof systems have been independently assessed by Elmhurst Energy and pre-approved by Stroma, Assent and MFA Building Control, giving you a simple and cost-effective route to compliance.

About the
modular roofs.

Which roof is right for my project?

It depends on your design goals, budget and planning situation. Flat roofs suit modern extensions; glass roofs suit conservatories and orangeries; hybrid roofs balance light and warmth; tiled roofs suit traditional homes. Our team will advise during your free consultation.

How thermally efficient are the roofs?

All four roof systems meet or exceed Building Regulation requirements. The flat, hybrid and tiled roofs achieve U-Values as low as 0.12 W/m²K — far beyond the minimum required by Building Regulations.

Are the roofs independently accredited?

Yes. All roof systems have been independently assessed and pre-approved by Stroma, Assent and MFA Building Control for use in extensions, conservatories and conversions. The glass roof holds BBA approval.

Can I add glazing to a tiled or hybrid roof?

Yes. Both the tiled and hybrid roof systems are available with optional full-length glazing panels or Velux-style windows, allowing you to control exactly how much natural light enters the room and where.

Not sure which roof
is right for you?

Our Scottish team will talk you through all four options and help you find the perfect roof for your home, your budget and your planning situation.
