The system behind
every great build.
The modular system at the heart of every Modular Extensions Scotland project is groundbreaking. Millimetre-perfect precision engineering delivers outstanding strength, A+ energy performance and build times five times faster than traditional methods — in any weather, with no cement on site.
Engineered to work
perfectly together.
Every build uses the same three precision-engineered components — a base, walls and roof — that connect together with remarkable speed and simplicity. The result is a structure that is stronger, warmer and faster to build than anything traditional methods can achieve.
Modular Base
A fast, clean and efficient foundation system compatible with new footprints and existing conservatory bases. No specialist bricklayers. Less mess. Fully Building Regulation compliant.
Explore the baseModular Walls
Patented panels combining timber, steel and super-insulation into a structure 68% stronger than brick — and five times more thermally efficient than the average UK home. Clip-fit in any weather.
Explore the wallsModular Roofs
Four roof systems — flat, glass, hybrid and tiled — all engineered for Scottish weather with U-Values as low as 0.12W/m²K. Vaulted ceilings, lanterns and skylights all available.
Explore the roofsNot timber frame.
Not steel. Both.
The Ultrapanel technology at the core of the modular system combines the best of both timber and steel framing with exceptional insulation — creating a structure that outperforms either individually. The result is immense strength, virtually zero cold bridging and U-Values that significantly exceed Building Regulation requirements.
This isn't experimental technology. The same system is used by leading UK housebuilders to construct new homes — and has been independently accredited by the BBA and NHBC.
- BBA and NHBC accredited
- U-Values of 0.12–0.17 W/m²K
- 68% stronger than a brick wall
- No cold spots — millimetre precision connections
- Buildable in any weather
- No cement required on site
Numbers that
speak for themselves.
The modular system doesn't just claim to be faster and more efficient than traditional building — it's independently verified. Every metric has been tested and certified by third-party assessors.
About the
technology.
How is modular building different from traditional construction?
The modular system uses precision-engineered panels combining timber, steel and super-insulation that clip together on site. There's no cement mixing, no weather delays and no specialist bricklayers needed — delivering a watertight structure in 2–3 days versus weeks for traditional builds.
Is the system Building Regulation compliant?
Yes — the modular system is pre-approved by several independent Approved Inspectors and is fully Building Regulation compliant, making approval fast and straightforward. It has also been accredited by the BBA and NHBC.
How energy efficient is it really?
The walls achieve U-Values of between 0.12 and 0.17 W/m²K — significantly exceeding Building Regulation requirements. The system is five times more energy efficient than the average UK home, independently verified by Elmhurst Energy.
Does it work on existing conservatory bases?
Yes — one of the key advantages of the modular wall system is its light weight. Unlike brick and block, the panels can be installed directly onto most existing conservatory bases without any new foundations or groundwork.
Can it really be built in any weather?
Yes. Because no cement is required on site, the modular system is not weather-dependent. Scottish winters are no obstacle — our certified installation teams build year-round.
What guarantee does the system carry?
Every modular installation comes with a 10-year structural guarantee as standard, backed by the manufacturer's own warranty and our certified Scottish installation team.
