The foundation that
changes everything.
The modular base system provides a clean, efficient platform for every extension — sitting on traditional concrete foundations specified by your structural engineer and fully compliant with Scottish Building Standards. It's designed to integrate seamlessly with the modular wall and roof system above.
Built on the right
foundations for your site.
Every project is different — ground conditions, load requirements and site layouts all vary. That's why the foundations for each modular extension are specified by a qualified structural engineer on a project-by-project basis, ensuring the right solution for your specific property and site.
Traditional concrete foundations are installed to the engineer's specification, providing a solid, proven base that the modular system sits on with precision.
Straightforward compliance
at every stage.
In Scotland, each Building Warrant application is assessed on its own merits by the local authority verifier. We work with you through that process — preparing the right documentation, working alongside your structural engineer, and ensuring the modular system is specified correctly from the outset so approval is as straightforward as possible.
The modular base carries a U-Value of 0.18 W/m²K, comfortably meeting the thermal performance requirements of Scottish Building Standards.

Specified for
your project.
There's no one-size-fits-all approach to foundations. Each project is assessed individually, with the foundation type and specification determined by a structural engineer to suit your site.
Structural Engineer Specification
Before any groundworks begin, a structural engineer assesses your site and specifies the appropriate foundation design. This ensures the foundations are correctly sized and detailed for your ground conditions, load requirements and the modular system above — and that the final build meets Scottish Building Standards.
Traditional Concrete Foundations
Traditional concrete foundations are installed to the engineer's drawings by a competent groundworks contractor. This is a proven, well-understood method that Building Control verifiers are familiar with — forming a solid and reliable base for the modular extension system.
Match your
home perfectly.
The skirt of the modular base can be finished in a choice of brick styles to blend seamlessly with your existing home. Available in smooth red, rustic red, rustic buff and anthracite grey — or left plain and painted to your specification.

Common
questions answered.
Who specifies the foundations for my project?
A qualified structural engineer specifies the foundation design for each project individually, based on your site's ground conditions and load requirements. The foundations are then installed by a competent groundworks contractor to those drawings.
How does Building Warrant approval work in Scotland?
In Scotland, each Building Warrant application is assessed on its own merits by the local authority verifier — there is no blanket pre-approval. We ensure the modular system is fully and accurately specified from the outset, making the process as smooth as possible.
How long is the base guaranteed for?
Like all components in the modular system, the base carries a 10-year product guarantee as standard.
Can it be built on a sloped garden?
Yes — the base can accommodate slopes up to 1,500mm maximum skirt height, making it suitable for many Scottish gardens with uneven ground levels. Your structural engineer will factor this into the foundation design.
